SAN GREGORIO NELLE ALPI -   Roncoi di Fuori. At 650m above sea level, immersed in the Belluno pre-Alps, splendid "Capannina Village" real estate complex with 15,000 m2 of outdoor park. The area of Roncoi di San Gregorio nelle Alpi is a small oasis of tranquility and peace, it enjoys a mild and temperate climate as it is located on the southern side of the Belluno valley, it is sunny all day watching the sun rise at the foot of Mount Visentin to set among the Vette Feltrine.

The structure originally created for sports and hospitality purposes was a former horse ranch and it is currently used as a home and restaurant-pizzeria by the owners. Outside the main block (consisting of a house and restaurant) there are 3 former stables for storing horses (of 210,130 and 80 m2 respectively where the boxes are located) immersed in the park of 15,000 m2 of land.

The house of approximately 140 m2 inserted in the main block is spread over 2 levels. There is a kitchen, large dining room, living room and a laundry bathroom, on the lower floor there are 2 double bedrooms and 1 bathroom. In the rest of the structure, registered as D2, of approximately 290m2, there is the restaurant kitchen area, the wood burning pizza oven and the operational part of the restaurant. On the upper floors there are 2 double bedrooms with adjacent bathrooms, and on the attic floor another 2 double bedrooms. This part of the structure was originally designed to be used as accommodation for participants in horse races.

The current Tigelleria-pizzeria (restaurant) is managed by the current owners, and has been operating for over twenty years (www.lacapanninatigelleria.com). The main room with a typical German beer hall design, of approximately 140 m2, has also been developed externally with terraces for another approximately 100 m2. It is currently open in the evening hours, from Thursday to Sunday by company choice, but the business has the potential to be open every day for 2 meals especially in the summer period.

The most probable development of this activity is precisely in the tourist accommodation sense with the possibilty of creating a Bed and Breakfast or similar. There is the possibility to create bedrooms  both in the current structure (house and hotel now home to the owners) and in the external area with an additional construction and/or in the large park present. La Capannina Village is in a strategic area for accessing the Belluno Dolomites. It is a suitable place for summer holidays in a cool and quiet area in contact with nature, or as a starting point for trekking excursions in the Dolomites. (one hour from Civetta, Arabba, Cortina)
