Located on the edge of the picturesque mountain conservation village of Sassorosso, overlooking the Serchio valley in Garfagnana, north-west Tuscany, a fully renovated, traditional Tuscan stone house built in 1850, enjoys a very special location .
Built on two floors, it comprises living room, fully-fitted kitchen, with built –in electrical appliances, two large double bedrooms and one single bedroom, a family-size shower room and separate toilet. It also has a kitchen “cellar” adjacent to the kitchen which provides ample storage, and another “log” cellar which can accommodate garden equipment and further storage.
The property is delightfully decorated throughout and has three private terraces to the side and rear of the house. The views of the Serchio valley from the rear terrace, are simply stunning. The property is ideal for a family home as it is part of a very friendly and charming conservation village.
The living room has a wood-burning fire with convection air heating. It has the charming features of the original wooden beams in the ceiling, the original stone walls and terracotta tiled flooring. It has a full length radiator, as well as the fireplace, which keeps it very warm in the winter.
The kitchen and dining area, has been refurbished to have a traditional Tuscan kitchen look, but yet has integrated modern appliances, such as washing machine, dish washer, 5 ring hob and oven, fridge freezer and microwave. It also has terracotta tiled flooring. There is a cellar adjacent to the kitchen which acts as a larder and store, and houses the central heating boiler.
There is a cellar accessed from the stairs, which is ideal for storing logs and garden equipment. It has good storage space.
The Sun terrace at the rear of the house has a stone-built barbeque and ample space for outdoor dining, sun-bathing and enjoying the spectacular panoramic views. Above the terrace is a large undeveloped garden of 305 square metres which leads up to the path of the old unused Quarry, where the name “Sassorosso” (Red rock) comes from. The views from the very top of the garden are even more stunning.
There is other rear terrace which has terracotta tiled flooring and space for drying laundry, or sitting in the shade.
The side Terrace, (25 square metres) is accessed from an external door upstairs – has a lovely space to sit and enjoy slightly different views and enjoy some shade from the tree in the garden. It has surrounding iron railings and a gate.
There is an undeveloped piece of land of 16 square metres, across the road which could be used as an allotment or vegetable patch. The house can be sold “turnkey” with all fixtures and fittings and most furniture included.
Sassorosso is on the edge of the National Park of the Apuane Alps, and so is a wonderful location for hiking, woodland walks, mountain biking, climbing and skiing. It has a busy Pizzeria/Bar which has weekend entertainment, and another excellent restaurant within walking distance of the village. Ten minutes by car is Pieve Fosciana which has 2 supermarkets, a bank, a petrol station and several restaurants, and 15 minutes away is the busy medieval town of Castelnuovo di Garfagnana.
