When you arrive at this small but delightful property your immediate first impression is that you have walked into a fairytale. The little house is tall and narrow and is made of many different coloured stone, and it reminds you of the quaint little country cottages that are described in many traditional fairytales. State of repair The property is in need of complete restoration, and currently has a proposed planning application which includes increasing the size of the property by an additional 100 sq mts. It would be possible to recoup enough of the local natural stone which is currently to be found within the confines of the property to restore and build the house thereby ensuring an authentic local finish to the building.

Utilities The property is very close (only a few metres) to the main services which connect to the nearby village, such as the mains water supply, telephone line and an Enel electricity box. The property also has ADSL cover available. The property has original fireplaces and a woodburning stove, central heating could be installed and would probably use metano gas or a similar fuel, both of which are currently present in the nearby area.

Land Registy Details The property is an historical building, information about it’s exact origins have been lost but it is known to have been built before 1st September 1967 and it has not been changed or improved since that time. It is registered at the NCT in the comune of Ficulle for the land and in the NCEU with regards the building.

Ownership Details/Contractual Obligations The property is owned by a private individual and the sale is subject to a registration tax of 10% for the building if it is being purchased as a second home or 3% if it is being purchased as a prime residence or first house in which case the purchaser is obliged to transfer residency to the property not more than 18 months after the purchase date. The land is taxed at 18% of the price declared in the deeds. The current owner bought the property with particular conditions of use authorised by the comune of Ficulle.

Potential Land Use The property would make a perfect main residence or second home. It has a wonderful central location which makes it very easy to visit all the main centres of Umbria and Tuscany, thanks to the excellent communication links at Fabro, and it also enjoys the close proximity of the amenities and services at Ficulle.

Location The property is located in the comune of Ficulle, in the Monte Orvientano area, in a splendid position within totally unspoilt open countryside and with wonderful views of the surrounding area. It is only a few minutes from the historical village of Ficulle. To reach the property there is an asphalt road, only the last 100 metres of which are currently a white road. Only 10 kms away at Fabro are both the mainline railway station and the A1 motorway junction, and within a 25 – 35 kms radius from the property you can easilly reach all the main centres of both Umbria and Tuscany such as Assisi, Gubbio, Orvieto, S. Casciano, Pienza and Siena.
