A unique and prestigious property beautifully located by the sea in a wonderful natural area just south of Monte Argentario in Tuscany.

The local town is a quiet and glamorous vacationing area, located on a small rocky promontory by the sea. The area is ideal for boating, the marvelous coastline of Monte Argentario and the nearby islands of Giglio and Giannutri. The inland area, typical Tuscan "Maremma", is renowned for its cuisine and for charming villages within easy reach.

The property can be reached by car in about 1.5 hours from Rome and 1 hour from Rome International Airport "Leonardo Da Vinci".

The property sits on a 6,000 square meters ground descending towards a 10-meter high cliff overlooking the sea. The estate comprises four buildings:

1. THE MAIN HOUSE
The Main House is a large villa placed on the edge of the cliff with a wonderful panoramic view. The house consists of 8 bedrooms, 6 bathrooms, a large living room with a magnificent sea view, a dining room that can comfortably accommodate 14 guests, a large kitchen with an outside terrace and a service bedroom. The master bedroom is a suite with dressing room, en-suite bathroom, studio/living room, great sea view and direct access to the pool. The covered area, altogether approximately 330 square meters, is laid out on a single floor, at three different levels to adjust for the slope of the ground. In addition, the patio (about 75 square meters) works as a delicious dining room in the warm season as it takes advantage of the shade of 3 large oaks. The patio opens on a sea-water swimming pool (approx. 14 x 5 meters) all covered in mosaic, with several adjacent terraces.
The 50’s architectural style of the Main House is very consistent and conveys a warm atmosphere: solid wood main door, teak parquet in living room, dining room and master bedroom, characteristic colour tiled floors, large full-glass wooden-frame sliding doors all around the living room, dining room and patio, outdoor white "travertino" stone floors.
A footpath leads from the pool down to 2 private accesses to the sea ("la calata"), with various terraces along the way.Other terraces, including a very large one on the living room roof, and a Italian bowls court ("bocce"), surround the Main House.
The whole ground is covered by typical Mediterranean flora with oleanders, geraniums, pines, oaks, agaves and many colourful flowers.
The Main House has been designed by the well known Florentine architect Ernesto Nelli (the designer of the Amerigo Vespucci Bridge in Florence) and built in 1955.

2. THE GREEN HOUSE
The Green House is a small and very private villa consisting of a living-dining room, 2 bedrooms, bathroom and kitchen (approximately 60 square meters) an a terrace immersed in oleanders with panoramic sea view.

3. THE GUARDIAN’S HOUSE
The old Guardian’s House has been refurbished to a small house consisting of a living-dining room, 2 bedrooms, bathroom and kitchen (approximately 45 square meters) plus a very roomy basement, typically used for storage.

4. THE "STANZINE"
Near to the Guardian’s House lies a very convenient annex (No. 4 in Figure 1) consisting of 2 bedrooms, a bathroom (35 square meters) and a terrace with kids play area on the roof.

All houses have direct access from a private road and share a parking area that can accommodate 10-12 cars. A beautiful sand beach can be reached in 5 minutes through a public staircase located just outside the estate or with a 10-minute swim from the private sea access.
